1. Paint the inside & outside. Fresh move-in condition
sells.
2. Have a visible sign out front.
3. Put your home on lockbox. If your home cant be shown, you are literally off
the market.
4. Remove clutter. If your home is neat & clean the BUYER thinks youve kept
up on the repairs & maintenance all along.
5. Ask an objective person to check your house for pet or smoking odor. Air your house
out & use potpourri.
6. Pressure clean the driveway, pool area, & roof.
7. Landscape at least the front yard, or put inviting flowers out.
8. Open up blinds & curtains. Light & bright sells in Florida. Turn lights on
in dark rooms.
9. Do repairs right away. Dont wait 5 months to put the new carpeting in.
Youve wasted valuable market time.
10. Offer Special Financing, like holding a second, or points forward BUYERS closing
costs etc.
If BUYERS can afford it, 80% of the time, they will choose new construction
over resales. Make your home show inviting. I tell BUYERS, resales are good value over new
construction, they have extra features over & above the " basic" price.
